Perform the maintenance for the gas fired steam boiler, removed and cleaned the sight glass, checked all wiring and connections on the low water cutoff, and confirmed the setting on the pressuretrol. Allowed the boiler to operate and checked for any type of drips or leaks, there is nothing leaking at this time. I flushed the drain valve for the wet return and I flushed the drain valve for the steam return, all okay. I confirm that the water feeder is operating properly and that there is no signs of leaks from the backflow preventer. The boiler is running and operating properly at this time. While on site I also flushed the water heater and confirm that there are no blockages inside of the drain valve, checked and confirm that the relief valve is not dripping and there's no signs of water around the water heater at all.

We recently installed a Crown Gas-Fired Steam Boiler (Model # BSI172), an 82% efficient cast iron boiler, to provide reliable and efficient heating. Arrived onsite for heating maintenance 1gas fired furnace with humidifier in basement. Basement Furnace System: Turn heat on and confirmed operation. Changed 16x25 x1 filter provided by Climate Plus. Changed humidifier panel 36 provided by Climate Plus. Brushed and Wiped down furnance blower cabinet and gas burners. Burners fired and are in good working order. Visual impingement detected. Checked electrical. Cleaned the flame sensor.. Measure temperature rise at 55 degrees. System is operating but near the end of its life cycle: recommend upgrading furnace. Will provide an estimate.

Furnace System: Turn heat on and confirmed operation. Changed 213 filter provided by customer. Brushed and Wiped down furnace blower cabinet and gas burners. Burners fired and are in good working order. No visual impingement detected. Checked electrical. Cleaned the flame sensor. Measure temperature rise at 47 degrees. System is operating as it should.

Arrived onsite for heating issue. System was running non-stop in heating mode. As per manufacturer, changed thermostat wiring by moving heat wire to W2/aux. Confirmed operation of all modes

Basement Furnace System: Turned on the heat and confirmed proper operation. Replaced the 16x25x1 filter provided by the customer. Cleaned the furnace blower cabinet and gas burners, which were in good working condition with no visual impingement. Checked the electrical components and measured 1 amp on the inducer motor. Cleaned the flame sensor and measured a 52-degree temperature rise. Performed humidifier service for winter and blew out the condensation hose. The system is operating as expected

7-9:30 Arrival; This is a newer install, Wendy is reporting that the house is 89 degrees. There seemingly was another service call not too long ago on this machine, it seems to have been a problem since we installed it at least according to the customer. Maintenance and Service was completed in April/May wires were checked and unit was operating properly after service tech left

No arrival time given- Just added his cell number to acct so please send omw text. EPP 1C- We were just there for maintenance April 11th. He said his compressor stopped working and no cooling.

8-9am Arrival; Maintenance. Extension ladder and (1) A-49 belt needed. Customer says that she has her filters and will call back if she doesn't ((4)16x24x2pleated). Customer seemingly always gets dryer vent cleaning done, however, last heating maintenance we charged her nothing for it, last cooling main. we charged $170.75, and the cooling before that we charged $160.75. Dryer vent cleaning in system is marked at $180.75 so I am going with that for now, please adjust if necessary.

8-9 am Arrival; Cozee Club 2C - Maintenance. Customer said filters will be on site(213). She scheduled far in advance because she was told that the Freyon can only be checked when it's hot out. Not sure what that entails and if there is a charge for it?

5/4: 12-2 Arrival for repairs

10-2 Arrival; EPP 1C- Cooling Maintenance. Customer will have filter on site

8-9 Arrival; EPP 1C Maintenance+ Water Heater Flush + Dryer Vent Cleaning. Dryer vent is in the basement so no ladder should be needed. Also, customer said that she has her filters on site We used to do heating and cooling maintenance on same day, now that she is retired we don't need to do that anymore.

Customer would like to have you look at the radiator in the bathroom...possible leak.

8-9AM Arrival; Comfort Club 1C- Maintenance. Customer said they will have filter on site.

4/17 11-2 Arrival; told her I was estimating between 11-2. Still having an issue since visit yesterday, replace pressure reducing valve. (She does have maintenance scheduled for this coming Monday but I did not speak with her about any of that during the call.)

No arrival time given; Please send omw text to customer- EPP 1H/1C. Customer had service on April 22nd for maintenance. Noticed water on Friday, wasn't sure where it was coming from and yesterday she realized it was coming from the unit and saw water dripping from one of the pipes.

8-9 AM Arrival; EPP 1C- Maintenance. We need to bring filter 16x25x1 last time I checked, we had 3 in the office already. Unfortunately Debbie passed away the week before 3/19, and so Jeff is deciding to hold off on his estimate for new system now.
