Arrived onsite for heating maintenance 1 gas fired furnace with Media Filter Service and Humidifier Service. The heat pump system is not a cold climate system as temperatures dip below 30/40 degrees the capacity of the heat pump will decrease. At temperatures below 5/10 degrees, the system may not produce heat.
Arrived onsite for maintenance for one gas fired boiler. Requested the customer turn on the thermostats up to heat and confirm operation of the boiler and each zone valve. Turned the boiler off and removed and cleaned all burners and wiped cleaner the burner compartment. Oiled the circulator pump. Performed a visual inspection of all electrical and inspected all external water components such as the exp tank, fill valve, backflow preventer and the circulator pump. The temperature pressure gauge has failed. It will eventually need to be replaced. System working as it should.
Resolved an issue with a Lennox furnace's ignition system in an office building, restoring reliable heat for employees.
Serviced an oil furnace with a thorough cleaning and replaced the oil filter, ensuring safe and reliable heating for the season.
Arrived onsite for no heat call from leaking site glass assembly. Replaced assembly and site glass. Filled boiler using automatic fill. Reset ignition and confirmed operation of the boiler.
Arrived onsite for heating maintenance 3 gas fired furnace 2 in basement and 1 in the attic. Basement Furnace 1 (extension): turn heat on and confirmed operation. Changed filter 16x25x4. Set humidifier to winter. Brushed and Wiped down furnace blower cabinet and gas burners. Burners fired and are in good working order. Blew out condensate line. No visual impingement detected. Checked electrical. Cleaned the flame sensor. Measured temperature rise at 45 degrees. System is operating as it should.
Received a call that the furnace for the main house was not operating, upon arrival the furnace was not showing any error readings however it was not operating. Reset the furnace, confirmed that the draft inducer is starting, confirm that the hot surface ignitor is lighting up, however there is no gas flow to ignite. Checked and confirmed that the circuit board is putting 24 volts out to the gas valve, but there is no 24 volts getting to the gas valve. Found that the front door pressure switch is not closing, removed the pressure switch tubing and found that it was flooded with water. Cleared out all the water and cycled the furnace, the gas valve now opened and the burners lit but it had blowback. I performed a full combustion test on the furnace and found that it is running up to 65 PPM of CO, 6.6% CO2, and 9.7% 02 in the flue exhaust.
Sight Glass on Steam Boiler, New sight glass assembly with brass valves. The sight glass is used to verify the water level in a steam boiler to determine when it is time to add water. Minerals and rust will discolor the glass over time requiring replacement of the glass and new washers would be used at the same time. Also includes new brass valves and guard rods.

Heating Repair Service – A client’s heating system was not warming their home efficiently. Our inspection revealed a faulty thermostat causing erratic temperature control. We replaced it with an upgraded model and recalibrated the system, ensuring even and consistent heating. We also provided details about ongoing maintenance options.
Furnace Replacement and Installation – A homeowner sought to replace an old, inefficient furnace. We installed a modern, high-efficiency model featuring advanced airflow technology, significantly improving heating performance while reducing energy costs. The new system provided reliable and comfortable heating throughout the home.
Removed old 115 volt 12000 BTU carrier head and condenser at a living area. Installed new Frederick's 115 volt 12000 BTU R32 condenser and head in living area. Everything is operational at this time. Reran line set through basement 3/8 1/4 in. Also ran speedy channel under deck. Everything is operational at this time
Arrived onsite for the objecting call on the first floor unit and second floor unit. Second floor steam boiler. Performed diagnostic. Asked customer to put the heat on. Went to unit and Immediate observed that system requires a maintenance. Checked for signal from thermostat but didn’t measure a signal to boiler. Bypass thermostat and confirmed operation. Went to customers living and found second thermostat titled “alarm”. First floor boiler for water baseboard. Spoke to tenant and had him change batteries in thermostat. Confirmed operation of the unit. This unit also needs a maintenance.
Arrived onsite for heating maintenance 2 gas fired furnace 1 in basement and 1 in the attic. Attic Furnace System: Turn heat on and confirmed operation. Changed 413 filter provided by customer. Turned on humidifier. Brushed and Wiped down furnance blower cabinet and gas burners. Burners fired and are in good working order. No visual impingement detected. Checked electrical. Cleaned the flame sensor. Measure temperature rise at 25 degrees. Confirmed proper balance of airflow. System is operating as it should.
Performed heating maintenance on two gas-fired furnaces, one in the attic and one in the basement. For both units, turned on heat to confirm operation, cleaned the blower cabinet and gas burners, and checked electrical components. Cleaned flame sensors and measured temperature rise: 38 degrees for the attic system and 27 degrees for the basement system. Both systems are operating as expected.
Arrived onsite for maintenance on a gas-fired boiler. Had the customer turn up the thermostats to confirm operation. Turned off the boiler, cleaned the burners and compartment, and performed a visual inspection of electrical components and external water components. Measured .7 amps on the circulator and 3.8wc on the gas valve. System is operating as expected.

For the basement furnaces, verified operation and filter sizes (20x25x4 and Aprilaire 213), cleaned the blower cabinets, burners, and flame sensors. Measured temperature rises at 60°F (73/133) and 35°F (81/117). All systems are running as expected.

High humidity and sweating ducts last year. Upcoming appointment for customer who is reporting same issue. Last visit revealed closed dampers and registers causing cool air to linger in basement. Solutions included filter change, cleaning condensate line, and opening dampers. Recommendations for future involve adding return duct or dehumidifier.

Afternoon Arrival, after 1; She has to leave by 3. EPP 3C- Customer reporting one unit (controls kitchen/main unit) is not cooling properly. She states she is setting it to 79 and it's at 76 not budging. She keeps reiterating that she remembers we didn't finish something with the coil, sounds like it was during install. She is almost positive this is the unit that we "didn't do the coil" I have not found any notes on this yet but am continuing to look.
