Arrived onsite for maintenance for one gas fired boiler. Requested the customer turn on the thermostats up to heat and confirm operation of the boiler and each zone valve. Immediately observed water on the floor. Found a fault in the water feed system. Will provide estimate for repair. Turned the boiler off and removed and cleaned all burners and wiped cleaner the burner compartment. performed a visual inspection of all electrical and inspected all external water components such as the exp tank, fill valve, backflow preventer and the circulator pump. Confirmed everything is heating properly at this time and only have the one fault.

Requested the customer turn on the thermostats up to heat and confirm operation of the boiler and each zone valve. Turned the boiler off and removed and cleaned all burners and wiped cleaner the burner compartment. Performed a visual inspection of all electrical and inspected all external water components such as the exp tank, fill valve, backflow preventer and the circulator pump. Did observe the air sound in the zone. Bled the first floor, second floor zones. Confirmed other zones were okay. The system has an air eliminator which does not seem to be working. Never heard any air escaping sound while purging the zones of air. Confirmed everything is heating properly at this time but concerned about the air eliminator. Note that replacing the air eliminator may require re-piping and/or cutting iron pipe.

Received a call that the heat for the back left bedroom was not operating, upon arrival I turned on the main thermostat which is zone 1 and there is no air flow to the back room. I confirmed that Zone 1 is the main part of the original house. I found that that back left bedroom is part of an addition to the house which is also part of the family room zone, I cycled the family room zone and confirmed that there is air flow coming from the air vents. I did find that no matter which zone calls, the main house zone always gets heat. I will need to return to remove the damper from the duct and confirm if there is air leakage or if the damper needs to be adjusted to close better to cut down the airflow.

Changed filter provided by homeowner. Brushed and Wiped down furnance blower cabinet and gas burners. Burners fired and are in good working order. Blew out condensate line for the condensing furnace. No visual impingement detected. Checked electrical. System working as it should. Basement zone had issue from the installation of a Nest Thermostat. Found broken wires and an adapter unit that was not needed. Required the system at the zone control and the Nest thermostat. Confirmed operation of the Nest and the system. Performed Dryer Vent cleaning.

Arrived on site for cold room. Found the attic system provides heat to second floor and first floor. There is also a basement unit that provides heat to first floor. In an effort to provide more comfort, balanced the vent dampers to increase air flow to first floor. Measured up to 130 degrees coming out the vent of the first floor. Measured up to 136 degrees coming out of vent on second floor. Was able to bring first floor up to 75 degrees on the thermostat while back sliding door was open. Recommend running basement unit and attic unit at same time to provide heat to first floor. First floor is open space and would benefit from the basement also heating the area.
